When you stay at Kingsway Guest House you will enjoy comfortable bed and breakfast accommodation in our well appointed and stylish bedrooms. Your own set of keys allows access to the house at all times, and complementary wi-fi is available to use at your leisure.

Each room has central heating, multi channel LCD TV and DVD, hairdryer, and a hospitality tray offering a selection of tea and coffee making facilities. All bedrooms have en-suite facilities, other than our one Standard bedroom which has private facilities outside the room.

Our double rooms offer UK king size beds with pocket sprung mattresses. The family room is suitable for up to four guests offering one king bed and two single beds. All guest rooms are situated on the first and second floors, accessed by stairs. Sorry, we do not accept stag or hen parties and there is a no smoking policy throughout all rooms.

Rates start from £30 per person and include full breakfast, all taxes and will vary depending on the time of year. Click on the ‘Book Online' button above to check room availability and to place a booking now.

Cancellation Policy - if cancelled 10 days prior to arrival day, the first night will be charged. If cancelled within 48 hours of the day of arrival or in the case of a no-show, the full amount is payable.

Dining room

Our freshly cooked breakfasts use tasty local produce and set up our guests for a busy day's sightseeing around historic Edinburgh.

In addition to the usual choice of fresh ground coffee and teas, cereals, fruit and yoghurt, plus wholemeal and white toast with specialist jams, guests can enjoy our full cooked Scottish breakfast. A continental option of croissants, crumpets or muffins is also available.

Each morning our daily special offers an alternative to the usual breakfast options. Specials include toasted bagel with Loch Fyne smoked salmon and cream cheese; pancakes with bacon and maple syrup; and warm Belgian waffle with Scottish berries and fresh cream.

For guests requiring an early start to the day for tours or flights, we offer a substantial take away continental breakfast bag. We will always try to cater for dietary requirements on request. Do let us know in advance.
